Villa (5 slaapkamers) met privé zwembad voor 10 personen
Deze uitnodigende villa, verdeeld over twee verdiepingen, biedt een serene en comfortabele vakantie-ervaring vlak bij het historische centrum van Modica. Met ruimte voor tien personen en een oppervlakte van 350 vierkante meter, is het een ideale plek om te genieten van privacy en luxe. Het panoramische uitzicht op de vallei en het omliggende groen zorgt voor een betoverende setting, compleet met een privézwembad, jacuzzi, tuin, terrassen en airconditioning voor een zorgeloze vakantie.
De villa ligt op slechts 2,5 kilometer van het charmante centrum van Modica, waar je een scala aan restaurants, winkels en openbaar vervoer vindt. Voor je dagelijkse boodschappen is er een supermarkt op 2 kilometer afstand. De woning beschikt over een ruime parkeerplaats voor vier auto's en is volledig toegankelijk zonder trappen, wat het verblijf extra comfortabel maakt. Voor sportliefhebbers is er zelfs een privétennisbaan.
Het privézwembad, bereikbaar via een trap met 15 treden, is omgeven door een omheind terras met ligstoelen, parasols en schaduwrijke plekken. Naast het zwembad vind je een pingpongtafel en een prachtig uitzicht op het groen. Het zwembad is geopend van april tot november, wat het de perfecte plek maakt om te ontspannen. Verder zijn er twee ruime patio's en een terras waar je kunt genieten van maaltijden in de buitenlucht, een barbecue, of simpelweg de rust van de natuur.
Voor ultieme ontspanning beschikt de villa over een wellnessruimte met een verwarmde jacuzzi met hydromassage. Omgeven door een houten dak en een adembenemend uitzicht op de vallei, is dit de ideale plek om helemaal tot rust te komen. De tuin en veranda, beide met zitgelegenheid en een prachtig uitzicht, maken deze villa tot een complete en luxe vakantiebestemming, perfect voor families en vriendengroepen die comfort en natuur willen combineren.

- Zwembad
Houd er rekening mee dat voor accommodaties met een zwembad de periode dat de zwembaden open zijn over het algemeen van mei tot oktober is, afhankelijk van de weersomstandigheden. Sommigen van hen kunnen ervoor en of erna nog geopend zijn, dus als u buiten het hoogseizoen reist check dit bij ons voorafgaande aan de boeking.
- Bereikbaarheid huizen
Let op, vele huizen hebben fraaie vergezichten, dit kan betekenen dat het laatste stuk van de weg niet geasfalteerd is (strada bianca). Sommige Nederlandse chauffeurs of lage auto’s kunnen dit als minder fijn ervaren, vraag ons hier naar, wij kunnen adviseren, daar we de meeste locaties kennen.

Dan kan dit Wifi of Mifi zijn (te gebruiken met iPhone) of via een internetsleutel (te gebruiken met een computer). Het betreft echter eenoptionele service en kan niet gegarandeerd worden vanwege de infrastructuur ter plaatse. Is internet heel erg belangrijk voor u, vraag ons dan voor u gaat boeken welk type internet het betreft, maar besef te allen tijde dat de snelheid en verbinding nooit is zoals in Nederland.
- Airconditioning
Als er airco staat aangegeven op onze website betekent dit niet altijd dat er airco in alle ruimtes is, vraag ons hiernaar.
Beschikbaarheid/Indeling
Villa
The terrace is 25 square meters (270 square feet) large. It is equipped with benches, as well as with a table and chairs. From the terrace you will enjoy a charming view of the greenery and of the swimming pool.
Patio 1
The first patio is 140 square meters (1500 square feet) large. It is partly shaded by trees. In the patio you will find a fenced children's playground. From the patio you will have a view of the greenery.
Patio 2
The second patio is 65 square meters (700 square feet) large. You will be able to enter it from the kitchen through a corridor going down five steps. It is partly shaded by a roof. It is equipped with a table and chairs. Here you will also find a portable barbecue. From the patio you will enjoy a charming view of the greenery.
Garden
The garden is 1000 square meters (10800 square feet). It is partly shaded by tall trees. It is equipped with a table, chairs and a wooden gazebo. From the garden you will enjoy a nice view of the greenery and of the swimming pool.
Wellness area
You will reach the wellness area from the villa going down a route that includes approximately 28 stairway steps. Here you will find an above-ground heated jacuzzi pool with hydromassage with four seats. The wellness area is partly shaded by a wood roof. From the wellness area you will enjoy a lovely view of the valley and of the greenery.
Verandah
The verandah is 20 square meters (215 square feet) large. You will find tables, chairs and two deck chairs. From the verandah you will enjoy a spellbinding view of the valley and of Modica.
Entrance Level
Living Room
The living room is paved with tiles with inlaid designs. The furnishings are simple and comfortable, and include three sofas. In this room you will find an upright piano (please contact us before making your reservation if you plan to use the piano, as we need to make sure that it is in working order). In this room you will find a large flat-screen satellite television (local channels). From the living room you will be able to enter the terrace through a French door. Here you will also find a ceiling fan.
Kitchen
You will be able to enter the kitchen from the living room. It is equipped with a five-burner gas cooker and one electric burner, two gas ovens, a refrigerator with freezer, a dishwasher, a microwave oven, an Italian-style coffee-maker and an American-style coffee-maker. The dining table can accommodate ten guests. The kitchen has a Juliet balcony, and here you will also find a ceiling fan.
Bedroom 1 with en-suite bathroom
You will be able to enter the first bedroom through a corridor. The bedroom has a matrimonial bed (160 cm/63 inches, wider than a queen-size bed). The room has a Juliet balcony, and it's equipped with an air conditioning/heating unit, and you will also find a ceiling fan. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet, a fully enclosed shower and a hairdryer.
Bedroom 2
You will be able to enter the second bedroom from the living room. The bedroom has a matrimonial bed (160 cm/63 inches, wider than a queen-size bed). The furnishings include a bedroom chair. From the bedroom you will be able to enter the terrace through a French door. The bedroom is equipped with an air conditioning/heating unit, and you will also find a ceiling fan.
Bedroom 3
You will be able to enter the third bedroom through a corridor. It has two twin beds (80 cm/32 inches), that can be pushed together into a matrimonial bed if requested (please contact our staff in advance to make arrangements). The furnishings include a bedroom chair. From the bedroom you will be able to enter the verandah through a French door. The bedroom is equipped with an air conditioning/heating unit, and you will also find a ceiling fan.
Bedroom 4
you will be able to enter the fourth bedroom through a corridor. It has two twin beds (80 cm/32 inches), that can be pushed together into a matrimonial bed if requested (please contact our staff in advance to make arrangements). Bathroom 1
The first bathroom is equipped with a washbasin, a toilet, a fully enclosed shower, a bathtub with shower wand and a hairdryer. You will be able to enter the bathroom through a corridor.
Bathroom 2
The second bathroom is equipped with a washbasin, a toilet, a fully enclosed shower and a hairdryer. You will be able to enter the bathroom through a corridor.
Bathroom 3
The third bathroom is equipped with a washbasin, a toilet, a shower and a hairdryer. You will be able to enter the bathroom from the living room.
Half bath
The half-bath is equipped with a washbasin, a toilet and a hairdryer. Here you will also find a washing machine, a clothes dryer, an iron and an ironing board. You will be able to enter it from the kitchen.
Bottom Level
Game Room
you will be able to enter the game room through an external access. Here you will be able to have fun with a football table. In this room you will also find a satellite television (local channels). The furnishings are simple and comfortable. They include a sofa and two armchairs. There is a nice fireplace. In this room you will also find a fitness area equipped with an exercise bike, a treadmill and a home gym. From the game room you will be able to enter the alleyway in front of the house through two French doors.
Bedroom 5 with en-suite bathroom
You will be able to enter the fifth bedroom from the second living room. It has two twin beds (80 cm/32 inches), that can be pushed together into a matrimonial bed if requested (please contact our staff in advance to make arrangements). The furnishings include a sofa. The room has a window, and it's equipped with an air conditioning/heating unit, and you will also find a ceiling fan. This bedroom has an en-suite bathroom, equipped with a washbasin, a toilet, a fully enclosed shower and a hairdryer. Here you will also find a washing machine.
